Java Capital have teamed up with Oneder to launch The SO Bankside at 76 – 80 Southwark Street. 76 – 80 Southwark Street was previously two Victorian tea warehouses built in the 1850s, and then later extended and re-designed by Piers Gough. Java Capital have honoured Piers Gough’s original design, refurbishing the space to curate a bespoke experience for occupiers.
Java Capital worked with Oneder prior to acquiring the building, developing a shared vision for a workspace that combines the character of the original buildings with a high level of service, hospitality and amenity. Designed for the future of work, The SO reflects how businesses and teams are evolving, with AI and new technologies increasing the value of collaboration, connection and time spent together. Additional collaboration spaces and flexible areas have been built into the scheme to support changing ways of working.
The SO is set to become Bankside’s newest and best hospitality led workspace. With floorplates of 4,246 – 6,142 square. The space will offer, fully fitted and managed flexible workspace for modern occupiers of 10 – 100 people across five upper floors. Every office comes with its own kitchen, meeting rooms and phone booths and is fully customisable. Market leading amenities include a member’s gym, purpose built event space, coffee barista, members’ lounge, best in class end of journey facilities, wellness room and shared meeting rooms.
Java Capital has appointed QBRE to strip back the three original structures into one address emphasising the natural and historic features of the building. The building will be fully electric and targets net zero in operation, BREEAM excellent and EPC B.
The SO will open to members in January 2027.

For a long time considered the most iconic ugly building in Bankside. We have now crafted the building with tender love and care into, in my opinion, one of the most beautiful spaces and what we hope will become a much loved landmark. You cannot buy history like this – we have preserved and emphasised the original brick, tiles and columns. That is an authenticity no amount of money can replicate. But preserving the history of the building was only part of the brief. We wanted to create somewhere that was designed around the needs of the future occupiers, with the flexibility, amenity and spaces they need to work, collaborate and grow.”

The SO sits at the heart of Bankside and Borough, one of central London’s most vibrant neighbourhoods for culture, food and hospitality. It is less than five minutes’ walk from London Bridge station and Bankside Pier, and seven minutes from Blackfriars, with Borough Market, Tate Modern, Shakespeare’s Globe and the Thames Path all close by. The surrounding galleries, restaurants and riverside pubs make the area a destination in its own right.
Floors are available to let now through Oneder and USP, ahead of the January 2027 opening.
